Manufacturing emerges as new growth engine for India’s GCC office demand

India's manufacturing sector is emerging as a major driver of office demand from Global Capability Centres (GCCs), reflecting the country's growing role as a global hub for engineering, research and advanced manufacturing services. According to a report by Vestian, manufacturing accounted for 29% of GCC office leasing during the first half of 2026, surpassing traditional demand from information technology and business services. The report attributed this shift to increasing investments in sectors such as automobiles, electronics, industrial engineering and semiconductors, supported by government initiatives including Make in India, the Production Linked Incentive (PLI) Scheme and improved industrial infrastructure. India's skilled talent pool, competitive operating costs and expanding digital ecosystem continue to strengthen its attractiveness as a preferred destination for multinational companies establishing GCCs.

The report noted that the expansion of manufacturing-led GCCs is increasing demand for Grade A office spaces while promoting innovation, research and high-value engineering activities across major business hubs. The trend is expected to generate employment opportunities, deepen collaboration between global companies and domestic industries, and strengthen India's position in global value chains. Rising investments in advanced manufacturing, product design, supply chain management and digital technologies are also contributing to the evolution of GCCs beyond traditional back-office operations into strategic innovation centres. The continued growth of manufacturing-focused GCCs is expected to support commercial real estate demand, accelerate technology adoption and reinforce India's emergence as a global destination for high-value manufacturing and engineering services.
